I have a few mobile home parks in southeast Iowa, and I need a lawyer who has experience in evictions and preferably have experience in representing other MHP owners as well. I appreciate any suggestions or referrals.

Hi,

I am looking to infill some of my mobile home parks in Iowa, but one of my biggest challenges is finding movers, I was wondering if anyone had any recommendations on any movers in the mid-west. Any suggestions are welcome.

Thanks!

Does anyone know of a reliable mobile home investor/wholesaler? I own and operate parks and have homes that come across my desk that I unfortunately don't have a use for. Economically it doesn't make sense to pull some of these homes to my parks, but I would like to be able to connect the seller with a reliable buyer who has a use for the homes. Any and all suggestions are appreciated.

I would highly suggest looking into Legacy Homes in Fort Worth. The will finance homes for you to fill your empty spaces.

Hi Logan, I gave them a call last week after seeing your post. Thank you for the suggestion!

@David Bridgman Legacy has a great program to get homes in the park, they also have a factory in Georgia so getting homes to Florida would be very simple. DM me if you have any questions I would be more then happy to help.

 Thank you, Myles!

Quote from @Armando Carrera:

Hi Dave,

When MHP owners would reach out to us when they had an "open space" available, we would draw up a storage agreement. The park owners never gave us free anything. We would still pay a monthly lot lease (whatever amount agreed upon, typically a little less than what a resident would pay) because the park owners knew we were also making money on the sale of the home. Granted, it sometimes could be risky since the home may not sale as quickly as expected, etc.

I would contact local dealers to see if any of them would be interested in doing a spec home. You may even want to partner up, you provide the space, they provide the home and split the profit. Easier on the dealer since the monthly overhead is not there...

Hope this helps at least a little bit.

Hi Armando, I reached out to a few dealers after seeing your reply. Thank you for the suggestion!

It’s been a while since I posted here! I currently own and operate 5 mobile home parks along with my father. We have vacant lots that we are looking to fill in Iowa and Florida. I have seen some people online talking about “Lonnie deals”. If I understand them correctly, they are deals where someone will move a home they have for sale onto an open lot, and receive free lot rent until it is sold off. I understand they are becoming less and less popular, but I was curious if anyone on here still did them or had a contact to someone who still does them. Any additional info on them or something similar is greatly appreciated!

Post: Finding clients in a hot market

Hi everyone,

This weekend I hosted an open house for my boss and had a line out the door for nearly 2 hours. I had over 20 groups come in which was great and I met some awesome families! However, only 2 groups did not have an agent and after following up they told me they are waiting a few months until they start looking again. A handful of groups mentioned how they have bid on upwards of 15-20 homes and have yet to have any luck. I was wondering if anyone has had any luck finding clients who are looking to buy without an agent, and if so what did you do to get connected with them? Any and all suggestions will help me!

Thanks in advance,

Dave
