agreed too clumsy and not able to get to nuts and bolts relying on calc that is not market specific.

My thoughts the new one is not good at all. I need to put information in myself as it is too specific and you can even load a full project at one time.  BRING BACK THE OLD ONE!

2/1 value add 3/2.

What made you interested in investing in this type of deal?

Pivoting to investing in Charlotte as a strong growth Market.

How did you find this deal and how did you negotiate it?

How did you finance this deal?

Private and Hard Money

How did you add value to the deal?

was a 2/1 900 Sqft house and added 650 to make it a 3/2 1550

What was the outcome?

Made 50,000

Lessons learned? Challenges?

So many....value add addition is much more difficult than regular flip. The city of Charlotte is one of the toughest cities to get things approved. Don't think I will do any more value adds like this.

Big Reno Flip in Maui during Covid.

What made you interested in investing in this type of deal?

How did you find this deal and how did you negotiate it?

through investor agent friend.

How did you finance this deal?

commercial lender Anchor Loans. 100% purchase 85% rehab. Not easy to work with on the draw process....slow, very slow. but got it done.

How did you add value to the deal?

Big Renovation. Big land clearing to open ocean view. 60k in clearing. New Deck and new everything

What was the outcome?

300,000

Lessons learned? Challenges?

first remote flip had its challenges keeping on point and schedule. Went way over budget working with a commercial builder didn't really know the residential costs to renovate.

Private/Crowdfunding/Banks $ for ground up affordable housing?We are building 31 "Affordable" Condos in Hawaii one block from the beach in Kihei. Feel Like it is a smart play in the upcoming post-pandemic years.  We are looking to raise 2-2.5M to complete the funding. Looking for ground up construction Lenders, crowdfunding, possible equity partners and networking to raise the rest of the funds. Best practices avoid SEC issues with raising cash etc.  Any advice... networking, stories, would be much appreciated.
