Thanks, I am mid-play on doing a quit claim...borrowing 825k on house to pay off the hard money...the house should appraise for 1.2M. Need to get that appraisal to hit that 80% LTV

Really I am not sure if I'm asking the right. Questions. It is a new Build I built for our family but it is under LLC. Need to convert high interest loan to a 30 year fixed. Not sure how to beat proceed.

I built our personal home with private money at 10% interest only in my LLC in Kona Hawaii. We are putting 200k down and borrowing 900k. The home is worth about 1.1M. My question is what is the most effective way to Quitclaim from LLC to Personal and should I borrow less because there is equity already since I have 200k to put down.

Is there any advice on converting to quit claim and avoiding closing costs.  Would this be considered a NEW PURCHASE or REFINANCE?  What avoids the most fees. Mahalos!

I own two lots side-by-side I would like to move the line in the middle in order that I can build on the second. One of the lots has a house on it and does not encroach on the other if it were to be subdivided.Currently the square feet footage is 13,990. One of the lot is just over 7000 ft.². If I am able to move the line in the middle to where I am able to make that lot 7500 ft.² I will be able to build a new structure. This would be a huge value add to the property. Anybody have experience with this? Thanks David
