I use Brad Gulledge, he is very knowledgeable about the st. Louis market, is an active investor, does fix and flips, buy and holds, buyers agent, listing agent, etc etc. 

He is truly a one stop shop to help you find properties and make $$.  He also has lots of contacts with great contractors to do any of the "fix" work on potential fix and filp deals.

He works with many investors and knows how to make money.

Welcome to Bigger Pockets Michael.

If you have all summer off then maybe you should get your RE license and work full or part time for a local agent and learn the buying and selling side of RE.   I know a lot of agents that would love to have some extra help and you can work for them as many or as little hours as you like.   Pay can be 100% negotiable and you may be able to make some extra money when you help them find / buy / sell / etc a property.   The knowledge you will gain form these experiences will be better than any payment you can earn as well.

I do agree with Frankie Woods, I would highly recommend that new investors buy a duplex or triplex as their first rental property and rent out the remaining units as this is great experience with being a landlord while being an investor at the same time.
