No offence, but he is a tenant.  He took house as in condition and your not responsible for anything unless obvious @ major appliance stops working, smoke alarms that are bad, etc.   He stated that the fires are bad every year and its not like he moved their from Florida.

I can replace windows up to 4 feet by 4 feet for $300 per window.  If there is 12 windows $3600.  If your in a position to up grade your property, Say sure, but rent will increase $200 a month. Re write his lease for 18 months and he paid for your up grade, everyone is a winner!!!

Daniel, he man , I think a lot of guys can deal with your concerns.  It all comes down to this.  I would tell her that your putting away so much a week into an account.  That account is for your future ( hopefully real estate).  Tell her that you really want her to support your action.  And then show her that it works.  Of course include her as much as you see fit. I can promise you that your business mind and your money situation is desirable to her.  Of course it is!  What person isn't desired to be with a successful person in money.  That's great!!   But turn her on to it.  Let her know that "who ever I end up with will be on board with me."

If you can do this prior to marriage or living together it is big!

No problem, lots of Denver to look at, Wholesalers get better deals,  I don't think it is ethical what they do. 

Sometimes wholesalers will get a real good deal tied down for 30 days and try and have an agent sale it for them on the MLS.

Just more food for thought, get yourself a good contractor also.

$75,000 Purchase, $55,000 Rehab, $475.000 sale.

2 offices spaces and six plex in fine print in MLS under commercial instead of Apartments for sale.

Hey if I were you I would buy some property in Pueblo for 1/5 th the cost of Denver and 1/2 the cost of the Springs.

Your pretty gutsy Troy,  I am sure there will be several agents that will walk you through this process.  They my not agree but I always use a agent to buy property because the seller always pays the comish.

If an agent helps you find a good deal not on the MLS then he/she can always try and find your next deal

I'm a contractor but thinking you can buy any 4 plex on a FHA loan and I think you have to live in it one night and can get out of living there after that for various reasons. I am sure the real estate agents will correct me shortly.

Yes you can rent the other 3 out. You can buy tons of FHA loans , it is a very common loan.

If the inspector is so good at what he does ....he will see that the electrical was done to code and his concern is code and that is that! 

Permits, etc, then maybe the house is not right for the buyer!!!

So many sellers/contractors have to jump through so many hoops to prove that the house is safe and within code!

This is why an inspector is hired and paid to make sure house is safe and within code.

I'm not trying to dance around the subject, but some buyers agents and some buyers should really just chill and buy the house, or pass and buy another house!

If its safe and within code why make such a fuss!!!!

Great advise here, as a contractor really think you should put $15,000 for a complete Re-do if you have a supper bad tenant, A/C fix. etc,etc,. $10,000 could almost re do one of your units.  Get a good contractor/handyman and always pay him the minuet he is done and he will be so loyal to your needs!

$350 is saving you quite a bit of money.  

Could almost buy a mattress and put it underneath his work for 2 hours!

Your insurance covers more than you think.

If he had all the insurance and everything else everyone wants to fix a 90 minuet repair his price would be about where the other bid is.

bottom line!

your over thinking this!

Save the money .

P.S.  I did a house in Decatur once,  Investor put me on a plane, and said " Dave do your magic"
