Post: Potential Investment in Batesburg, SC.. Any info? Calling all REA

Hey there, my wife and I have found a potential investment property in Batesburg, SC. We are looking primarily for a real estate agent who is familiar with the market in that/surrounding areas. What's the major source of income in that area? Is the population on a decline or incline? Is that market sustaining rental income? We've looked into city-data and its just not displaying the answers to the questions we want to ask. Curious to see if the property we are looking at can be looked at for us. We want to invest out of state and are trying to get a feel on how to grow some crops in this areas backyard. If you know this market, what are some red flags? Is it worth it?

It’s involving a lease as well as text messages that could be potentially used in court. Where do I find a list of states and whether or not they are considered legal written notices?

Curious if a text message is considered a legal written agreement (notice). My wife and I are currently landlords in New Hampshire and want to know if it’s state specific or in general what is the legal ruling on the matter.

Hey BP family!

So just a general question...

If a possible tenant has a medical marijuana card, is it illegal or discriminatory to deny them because you don’t want or allow smoking in or on your property?

My wife and I recently bought a multi family and inherited tenants. It says nothing in the lease about marijuana but does say no smoking in units. The smell of them smoking on the porch is straight out of a cheech and Chong movie... it’s very potent. They are on a month to month lease, is there legal issues regaurding not resigning a lease on the grounds of not wanting weed on the property?

Hey everyone!

My wife and I recently bought our first multi family. It's a three family and two units are rented and we are going to rehab and live in the third unit temporarily. We got an FHA loan on the property and we are fully house hacking this property. We moved out of a rented townhouse and plan to continue saving what our rent was and putting into a separate account. We already budget for it so it makes sense.

We’re trying to figure out strategies on how to move from our first to our second property? We are trying to seek personal experiences on how you did it. Any and all advice is much appreciated.

Post: Inherited Tenants with vicious dog

So my wife and I recently bought a multi family with two existing tenants. One of the tenants has two dogs one is friendly and one is not.

Today while at the property the tenant had both dogs on a leash and was walking them into the home. I tried one other time to be friendly with the dog and have the dog sniff my hand but honestly wasn’t sure if the dog would bite or not. I could feel the dogs energy and it wasn’t very good.

The tenant offered for me to feed the dog a treat and see if he responded differently afterwards. The dog was still on edge and as I tried to feed him a treat he jumped up at my sweatshirt and ripped a chunk off... thankfully he didn’t catch my skin.

So the question here is what’s next? Where do my wife and I go from here? We live in New Hampshire, the tenants lease is up in March 2021, And other than this one incident we’ve had no problems with the tenants in the two weeks we’ve known them. What are the laws involving dogs, what can we legally do? Mainly when it comes to landlord/tenant rights. What are all the options that are available?

So My wife and I live in NH and just closed on our first multi family. One of our tenants is for lack of better words, a hoarder and the unit is not clean at all and filled with stuff. Not to mention they have been smoking in the unit which was not allowed in their lease.

They are tenants “at will” and we would like them gone. What are the current laws right now as far as asking a tenant at will to move out with the covid-19 pandemic? What does the process look like? Does anyone have experience with this scenario?

Post: Do Fire Escapes add equity/value?

Hey guys!

So my wife and I currently have a multi family we are about to close on next week. We have tons of ideas about how we can add (sweat) equity to the property. One of the units has a “chain” ladder attached to the inside floor of the second floor bedroom. We think it looks cheesy even though it’s serving a purpose. Would taking that one and adding an actual fire escape to the outside of the building add any sort of value/equity to the property? My father owns a welding company and can build us one which will save us some money. Curious to see if anyone has had similar experiences?

Hey there! New to all this and literally am just moving towards gathering knowledge about rentals, flips etc. Trying to figure where to start and what would be a good start. I currently live in New Hampshire and of anyone has advice on this state that would be a plus too. But all advice is welcome. I’m pondering the idea of multi-families and rentals first.

I want to know whether or not a Real Esate license is worth getting just starting out or if I should go down another avenue first.

What are the pros and cons?
