@Nat C. I see this happen all the time too. 

99% of the time, these are properties under contract by a wholesaler that sourced the house off-market and then a person with access to the MLS, will list it on the MLS with a marked up price as a form of "real estate arbitrage" in hopes of flipping the wholesaled home within the time it is under contract and profiting from the difference.

It's getting hard to find deals in Miami. The most powerful way for me has been relationships with agents, wholesalers, other investors, bird dogs etc. Relationships is important in any form of business, but in real estate it is extremely important. I have found deals on MLS, that when negotiated properly, materialized to be great deals.

I agree, Miami Beach is good for capital appreciation, not cash flow, unless you find buildings that are zoned for & allow short, term transient stays where you can make good cash flow renting as a Vacation Rental. However, that is more management intensive.

 I have done rehab several flips in Miami Beach & its all about the acquisition price. If you buy right and get a good deal, selling at retail market value to an end user or international investor will be very easy and painless.

Folks,

I have access to the MLS and believe this could be a valuable source to find motivated sellers.

I've searched for listings that are over 90 days old with keywords such as "handyman", "as-is", etc. This yields some useful results but I'm looking for even more crafty ways to filter for the really motivated sellers.  Another filter I think might make sense is to find homes that went from pending to available again. I'm thinking these folks would be extra motivated since their closing fell through.

What are search criteria that you've used to yield motivated sellers using the MLS?

I have been flipping properties for a few years to increase capital to throw into more bigger and ambitious projects. Now I am doing value-add commercial development projects while still going after good house / condo rehabs here in the Miami / Miami Beach area.
