We took over a property Matt "renovated" for one of his customers. Check out this kitchen he did lol.


 Who doesnt run their pex on the outside of walls and cabinets....lol

Did you do a walkthrough with them and checklist signoff before occupancy? We also like to do a video walkthrough as well, tougher to fight that in court.

Hi Stephen, you state "required extensive maintenance and upgrades" , required by who? Were these discussed between you and your PM? If so, maybe they mistook the conversation as authorization?  

We never do any repairs or upgrades without crystal clear discussion and authorization from our owners.  I would recommend just contacting them and be as open as you were here and have a discussion on what transpired, why and where any confusion came in from either side.

Cute little guys unless they take up residence on your property, then a PITA, lol.

 My mother in law has had a condo in Cape Coral for over 20 years, wonderful area but the traffic has grown insane, all the time.  It's gotten to the point that she's thinking about getting out.

I did most of my contracting in Western New York and surprising for NY which is a fee and license crazy state, they have no central licensing either, it was all done by town or local city. 

Now living in Florida, its totally different. Florida went from sort of one extreme to another, the wild west of anything goes to pretty tough. I believe its all the natural disasters down here and low lifes ripping people off that drove them to the current laws.  Not only is the test tough, but its a FELONY to do work without your license.
