no the 320 arv is at the very high end looking at the house it does look like it needs much work that's why a only put down 10k in repairs

ok I guess low ball it as low as you need even if it's 60k less than asking price?

ok

They are asking 289k I would offer 240k 

And doesn't need much work. Looking around at the property Surrounding the property the most it go for would be 320k if I put in the minimum amount of work ie 10k with and 80% refi I just about break even 

This is just one example of what I keep getting

everyone I put the brrrr numbers together no matter what the deal is I always end up not having enough money for the refi to do another down payment even when I am being Generous with the house value after renovations it's still does not come out to enough money for the next down payment. Am I doing something wrong or are all the deals I'm looking at not deals.

That's all nice but I don't have a track record or skin in the game I would love to get off the bench I just don't know what to say to an invest I don't have anything to show

Other than the deal selling itself what am I presenting a potential lender that they would be intrested in giving me money why would they trust me

I don't own it this just a deal I'm looking at. How did you come up with the 150k down, would make me cash flow
