everyone I put the brrrr numbers together no matter what the deal is I always end up not having enough money for the refi to do another down payment even when I am being Generous with the house value after renovations it's still does not come out to enough money for the next down payment. Am I doing something wrong or are all the deals I'm looking at not deals.

We can't really give you any kind of deep insight with such as general statement. You'd need to provide some numbers for real help or otherwise there isn't much BP members can do to help you. On the surface, if the numbers don't add up for BRRRR, then the deal isn't good enough to BRRRR in the first place.
