I'm sure there are companies that do this. I found a few with a quick Google of "Columbus Ohio Airbnb manager."

There is definitely an app, but it doesn't do much good if the lock is dead.

If it's a property I own I would have said "I'll be there in 90 minutes. Would you want to go out to a nice dinner and let me pick up the tab?" If it's a property I'm managing for someone else I'd probably offer a cash refund of roughly the cleaning fee and eat the cost myself.

I've never had a weather-related problem with a Schlage (or any other smart lock) but we're in Ohio (some on the water though).

Strongly discourage you from doing this in cleveland (or anywhere, for that matter). I used to do it but the market has become too competitive.

Yes, $25/hr up to two hours either way. There was just an article in the Wall Street Journal last week about how many hotels are doing this now too.

Your best bet is to find a local facebook group. You'll get a lot more recommendations there than here.

We charge 25% of the gross rent only. In Andrew’s example above our fee would be $250 ($200 if I were charging 20% like him). Looks like the only difference is that he’s applying his fee to the total after the host fee is deducted. I would not be happy to pay a fee on the taxes, especially if they’re not doing any work to calculate or remit them.

I would double check numbers with that agent and a couple other ones (some that have STRs/manage STRs) in the PHX area. This is because the numbers are lower than they use to be (lower than the last two years) and also the inventory for STRs in PHX is a lot higher which puts a decrease on how much you can get for your STR per night.

I didn't realize this was in Phoenix. I'd be super nervous about buying an STR there unless it was a truly special property, or you had plans to make it one.

I only buy turn-key or nearly-turn-key properties, and everything I've ever bought (closing on #7 next week) has been on the MLS. Unless there's incredible equity to be gained by rehabbing, you're missing out on significant STR income (and investing a ton of time) doing the rehab. All of the reasons you cited are very real concerns.

1% of the purchase price is a little low though. I'm typically looking for an absolute bare minimum of annual revenue being 15% of the purchase price, but preferably more like 20%.

NOT The Arcade Guys! I bought one two years ago and it’s been a total PITA. Maybe it has more to do with the software than the company (although their customer service sucks), in which case you might run into the same issues with other emulators, but it has just been constant headaches.
