If you don't have enough time to manage the STR you probably don't have enough time to sell all the furniture separately, so I'd definitely sell it furnished. Will you get fair market value that way? Probably not, because the vast majority of buyers aren't STR investors who value it like you do, but it's efficient.

Personally I'd use an agent, again because selling real estate is not the highest and best use of my time.

Check out Rent Responsibly. They offer resources for hosts to try to work with cities to get laws changed.

There's a hotel data company called STR (ironically NOT for short term rental!) that will run custom reports for you. We used it when we were considering buying a boutique hotel. Good data.

Cleaning fees are billed back to guests. We cover the cost of quarterly deep cleans.

We cover basic preventative maintenance like changing furnace filters and smoke detector batteries. Everything else is billed back at cost. We do the work of coordinating it.
