Owning in Cleveland is a much better play than arbitrage. And City Council is currently considering new regulations and arbitrage is one of the things they might ban.

I think getting a rep is based on how many units you have… 5 or 10? They don’t really advertise it and to be honest I’ve had that many units for probably 3-4 years and this is the first time I’ve talked to our rep.

I just had a call with our rep last week. She said availability is a huge factor and that opening our calendars 365 days out was the #1 way to boost our rankings.

Guessing this lady, who I’ve never heard of, is one of those people blowing up social media about having to take out the trash at their Airbnb. So Airbnb probably just figured that her parents didn’t raise her very well and also couldn’t be trusted to take out the trash. Fair play if you ask me.

You should look at net revenue. Nothing else matters.

I mean they are collecting and remitting the tax for you, so there's value in that.

Equally important to read the full reports, while keeping mind that any company like AirDNA's business model is based on continued STR growth. From the same report:

"Occupancy levels in 2022 have fallen throughout 2022 as listing growth has outpaced rising demand... Overall occupancy ended the year at 58.7%, a significant drop from the 61.3% in 2021."

Yep. Airdna’s business model is also based on providing accurate data, especially with many new competitors entering their space. I’ve always found their data to be very good.

I was simply sharing evidence that widespread claims of waning demand, such as OP’s that “guests are getting over airbnb and opting to stay in hotels again,” are not factual. No doubt that supply is as high as ever, but so is demand.


Long term I expect the best operators to flourish and while the rest slowly die off.

2. I can congregate in an Airbnb a lot easier than in a hotel room. Some hotel rooms are so small you barely have enough room to walk inside the individual rooms.  My kids can be noisy from time to time and I would hate to be the reason that I'm the guest with the noisy hotel room.

3.  I can cook meals for my kids, rather than eat at some of these expensive hotel restaurants.  I don't like staying at hotels with "Continental Breakfast" that is included with the room rate because honestly, are those breakfast options any good?  Is anyone ever excited about getting a Continental breakfast?  My daughters toy-play-food looks more appetizing.  

Regarding chore lists....yeah, I totally agree with you on that. I don't require any of my guests to do any chores and I stay away from any Airbnb's with chore lists.  


Exactly. You can rent most of my 3 bedrooms single-family houses for the price of a hotel room, and definitely less than two hotel rooms.

But you need to know what you're signing up for. If someone is not willing to run the dishwasher and take their trash to the bin I guess they should stick to the hotels. Everyone wants the mom-and-pop experience when it comes to price/communication/experience but expects the big chain economy of scale stuff when it comes to cleaning, early check-in, etc.
