Don't you hate these kind of people? My mother is going through something very similar right now. Her and my dad own an extra lot next door and the neighbor asked if they could use the driveway until they had a chance to put in their own drive. My dad being the kind that wanted to make everyone happy agreed. Now 20+ years later, dad is dead and my brother needed to use that driveway and the gentleman went out, tried stopping him and then blocked entrance onto my moms property from her own driveway claiming he owned it. Here's the deal though, I'm pretty sure they have to have exclusive use for the duration of the time period set up by your state for adverse possession. In KY I believe it's 15 years for an adverse possession claim. I'd say in both cases (unfortunately) the other parties have a pretty strong claim of prescriptive easement. But I'm no real estate attorney. Thats who I would consult with ASAP. Don't be bullied!

On airbnb you can use "unique stays" as a filter and see if there are houseboats in your area. Here's one I found on a quick search.

Sounds like a waste of money and cave-in to the politically correct. Whats the old saying? "Sticks and stones". Call me what you may, just don't let the rent be late! lol. Seriously, you hired a lobbyist to change the name of land lords.... What is the world coming to?

I'd skip telling them that you "hope they're Someone who is getting close to being in a bad financial situation because of Covid or the rising cost of living"... Even if it's true, it really stood out to me as a slap in the face.

Awesome post! And amazing success. Myself and a group of friends started a small i vestment group a few years ago. We started with flipping to build enough cash to start buying income producing properties and have decided STR's is the way we want to go. We closed on a pair of cabins in Gatlinburg last fall and then an amazing home in a resort in Orlando late winter. We're in the middle of renovating our mountain cabins now - adding game rooms, theatre rooms, and indoor swimming pools. We're projecting some pretty good numbers considering what they were doing prior to the upgrades. The Orlando home is crushing it. I want to replicate it 100X's! I'm working towards my first STR on my own, hopefully by the years end. I love your story! Thanks for all the info and advice. You just fired me up even more than I already was. Would love to touch base and bounce ideas off each other.
