Address your risk tolerance. Some people are better suited for certain investments such as stocks/crypto, but I personally like to hold tangible assets like RE, gold, and silver. I’m not trying to discourage you at all, but I do suggest you dig deeper to find the root cause of your analysis paralysis. Maybe, a different RE avenue would suit you better (Buy/Hold, etc...).

I’ve been using an opt-in home owner list with good success. Although I am using it for cold calling, these kind of lists would probably work for text also.

How would you go about contacting a local agent specifically to get in touch with wholesalers? I’m wondering if there’s a common etiquette for this.

I’ve had great success using RVMs for non-RE ventures. I haven’t tried it for RE, so YMMV.
