No you can't alter the lease. Why would you expect to be able to reduce the space your tenants occupy? They signed a lease for the entire space.

Rental: 3 hours. Wouldn't do a 2nd coat on ceiling. If walls need it I will go back over them again. By the time I get back for the 2nd coat the wall is already dry.

Why pay anything yourself?

Tenants looking for your place can afford the fees, they should be paying - not you!

Providers website. They can download a list of all calls showing time, number called, length of call (proves they actually left message/talked to someone).

You could require this in order to get paid

Just ask for a call log if they're using their own phone. If using your phone you can easily pull records and cross check a few numbers with our printed list.
