How much can you sell the unit for? How much do you have invested? Time heals all wounds in real estate. I'm not a fan of condos as their fees and board usual do t make for good rentals. If you can sell for a small loss now and walk away it might be better than a few years of small losses before you start to break even.

I use only Delta faucet and tub valves. When you get the lab faucets at a supply house they come with brass pop ups instead of plastic. I use plastic tub drains from the supply house with brass guts. I use Kohler toilets.

It could be a contractor issue. Many of the trades are finding themselves with more work than they can handle. Preparing an estimate will not have the same priority as replacing a leaking water heater. I have my contractors that I have good working relationship with but getting them to do a job that needs done is far easier than getting them to estimate a job. Might also be worth a phone call to your PM. If you aren't comfortable reaching out to them or they aren't getting back in touch with you, you have the wrong PM.

Termite report is cheap any decent pest control company does them. Mold only needs to be tested if you have reason to believe there is an issue (and damp areas). Asbestos isn't something that's generally tested for and most places don't care if asbestos is present as long as its not exposed, and would only be found on homes built up until the early 70's. Lead based paint is another item that fell out of favor in the 70's and any contractor doing work should be able to test and remediate if necessary for an additional charge. Again only a potential issue if your property is old enough.

I can't speak to Texas real estate law but here in KY it doesn't matter who's name is on the dead if your are married both need to sign for a mortgage. Again Texas law may differ.

What are your priorities? Do you want to build cash? Cash flow? Equity?
Locks keep honest people honest. I've owned and managed property for about 25 years. Every break in I've had has been just kicking in the door. Real life criminals don't waste the precious seconds or minutes it takes to pick locks. For this reason I do not lock deadbolts on vacant homes, only the knobs. It's far less damage when someone kicks in a door with a locked knob. If the deadbolt is locked it ruins the jamb and sometimes the door. That being said I use standard kwicksets, I learned to relay and master locks, takes a little more time but worth it in the long run.

You can sign up with anyone of the bureaus. Each will have its own requirements and fees. We used to report to trans union.

I would either patch the tile in with a contrasting color tile or just patch in with whatever color then get some paint matched to the surrounding tile and painting the patch tile. Might not be an invisible repair and painted tile might need repainted every few years but close enough that it doesn't isn't an eyesore and. Wing under the basin won't be very noticeable.

Not being in your area just looking at the other listings in your area can you explain why you house is priced $60k higher than the listing on Hudson? If a buyer is looking at your listing they are looking at comparable properties nearby. Keeping in mind I'm just taking a brian view from a distance. Everything sells today for a price.
