I personally hate knockdown cabinets such as IKEA, I've also heard some marble and granite companies won't install over knockdown cabinets. The prebuilt units at the big box stores are decent, I use a local manufacturer (kitchen kompact), which I find to be a little nicer than the hardware units and priced similarly.

I use good quality faucets and toilets. I figured this out a long time ago, I don't get leaky faucet or clogged toilet calls. I still like laminate although the newest breed is a plastic base reported to lay faster and last longer.

It's not worth the headache of a bad tenant in such a strong market. Hold their feet to the fire. Payment in full or begin the eviction process. And wow what a great income from a 39k property!

You might also contact your sewer company. A backup as a result of inadequate clogged or damage on their end might be covered by them.
