@Jane A. Ill use local management for long distances properties for everything except maintenance. I manage all the maintenance, repairs and extermination from my office in NY.

@Axel Meierhoefer 240 units, 3 states, 10's of locations. I use Quickbooks, Buildium and outside management as required.

I invest alot in Staten Island. Maybe 5-10 people buying everything In the worst neigborhoods. Very hard almost impossible for new faces.  The only way to break in is to knock on doors. I send out 15000 letters, month after month and I drive the blocks everyday. Very very hard!!
