Jake,

If you have a hard money lender, they will generally give you a proof of funds letter.

A hard money lender will also have investors that will buy a deal from you if you a just planning to wholesale.

Joe,

Just bought a list of "likely to invest" investors from a list service. There are many options to select beside "likely to invest", I.E. net worth, home value, etc.  Its not what your inquiring about, but I thought you might find it helpful.

I learned a valueble lesson this week. A tenant's game is to always buy more time. Change the rules and buy more time.
