This may sound crazy, but my gut tells me Newark NJ, Philadelphia, Pa and Baltimore MD, are going to double up in the next few years. Not the big stuff the the 1-3 family dogs. 

If you can dig yourself and renovate cheap. I think its going to happen there.

Can anyone tell me the eviction process?

Time from start to finish and cost?

Can you do the eviction yourself or do you need a lawyer?

I had this issue with an Uncle a few years ago. I had a 2 bedroom that brought in $1200.00 a month. My Uncle was down on his luck so i gave him the apartment for $600.00, with the sole condition that the apartment was just for him, and it was only for 6 months or so. Within 2 months 5 other people move in, 3 sons and girlfriends with 2 of them, a dog and a washing machine. The $600.00 didn't cover the taxes and the water bill. I never got a dime!! After 30 month I had enough. I started an eviction. My Uncle left within  2 month (evictions in NYC take 4-6 month). The problem, the eviction was against him, I never thought to evict my cousins and there girlfriends. I final got them all out.

The bad new, I am officially the "BLACK SHEEP" of the family.

The good news, I am collecting $1200.00 a month now.

The best news, I never have to see those users again!!

You and your wife bought the tax lien and gave grandma a chance to get on her feet and move or buy the house back. She took advantage of you!! If another investor bought the house, I think she would have been out 30 days later.

Sorry, but my vote is "ADIOS ABUELA"!!

I believe conditions like this are covered by easement law. I wouldn't worry.

I manage my Staten Island portfolio myself. I have a real good rental agent. In return for my loyalty it her, she will field so tenants requests. I have an auto attendant system that fields the balance of the call.

It is a big savings and, i believe an essential part of investing to manage your own property.

I am meeting with 3 different brokers tomorrow. I want the person dealing with the owner. Not someone that found something on MLS. You best info is coming from the owner rep.

90% of broker/agents don't know anything anyway.

I am dealing with someone in Fla., right now. I can find more deals on realtor.com than she can find on MLS.

Just saying.
