@Julius Clark it depends on what the current zoning is for the property. Here is the indianapolis zoning ordinance. It gives definitions of each zoning type and what is allowed. It is very tough to change zoning on a single residential property because the entire neighborhood is a set “zone”. Properly permitted and inspected for the renovation is a bit of a different story. But you can also look up the permit history by address on the city website.

@Peter Vekselman I think it depends on the timeframe. So many people think that REI is a get rich quick scheme, and it can be sometimes. But for most, it's playing the long game and building on small successes.

Most people do it for a short time, realize it’s hard work, and quit. So you are probably right that it is a low percentage, but for those that stick it out for the long haul much better success rate.

@Bruce Woodruff it’s either going up, or it’s going down. Depends on the market and your strategy. Pick the right market and strategy and all is good. Pick the right market and the wrong strategy then not so much. Pick the wrong market and the wrong strategies, then buckle up butter cup. You are going for a ride.

@Svetlana Kazantseva unfortunately you can’t force them to quote it. Also if they do quote it, as soon as there is an issue they are going to hold it over your head and play the “I told you so” game. Keep looking until you find a contractor that is willing to play ball.

@Kazumi Boyd I will add that J Scott wrote a great book about the best real estate strategies during different times in the market cycle. It’s not perfect for all situations, but generally good info.
