Hi Tanya,

Old post, but I happen to know this space:

- For residential stuff, Alerus has been good to my family.  Kim McLean does residential, but she can connect you with their commercial folks.

- I have had excellent interactions with David Lameyer of Northstar Bank.  I walked into the bank, talked to the owner and the next day David called me and collected my information.  It took a while but they were able to give me multiple options for pulling out money from a duplex I own.  I ended up using Alerus to get more traditional terms, but I would definitely talk to them again, especially since they've qualified me for the loan.  I believe their Roseville office handles this.

After talking to you, I think you'd really enjoy David - but bear in mind, he's commercial, so if you don't need it, you might get better terms from their residential side.

@Rob Beardsley I'll answer, because I just listened to @Vinney Chopra on a podcast recently.  I believe he means emerging markets within the US.  For example a few places in Texas and GA.  They are emerging because their economies are growing and growing in a way that's not just a single thing.  For example Atlanta has a lot of large companies and a growing film industry.

Hi Dr. @Joseph D Fridgen, Small world! (my kids go to your dentistry, I think)

I've been thinking about this neighborhood as well.  My brother used to invest in it, but I never enjoyed being there.  That said I have a few close friends that raise their kids in that neighborhood and don't really have problems.  There's a lot of people who want to live in the city and not everyone can fit or even afford the trendier neighborhoods.

Since you're local to me and interested in the same market as me, I'd be happy to meet up sometime in person.  Feel free to PM me.

I wish I had done this when I was at UIUC. I have looked at properties in Chambana online and thought they might do okay for some moderate cash flow.

@Mike V. I should hit you up for coffee in a month or so. I live in San Jose and I’ve thought about Hawaii for VRBO but didn’t know if the numbers would work. But I keep seeing a few people who seem to be doing alright.

Condo is nice if it includes amenities like a pool or other things you can't get elsewhere. 

@Account Closed, oh, if you've got a few people in ATL then by all means I think that's a great place to start.  You can leverage more and more of what you know about the area that way too.

Hey congrats.  A counteroffer means your offer didn't fully scare them away.

I like buffers, so if your offer is already within $10k of your "must not exceed."  I think the ball is in their court.  Sweat them out.  If they find a better offer soon they will take it, but if your diligence thus far is right, they might not get anything and come back to you.  You can always sleep on this for a few weeks too and bump up your offer, and then you'll be at your walk-away price.
