 Hello and welcome to BP!  Your experience has probably taught you a bunch.  Always do the numbers before you make an offer.  Location is the more important factor.  Be careful with capital expenses.  Let the owner know why you offered less so they understand where you are coming from.  "B" class is probably the most desirable.  I am 59 years old and I have been in the construction business since I was 17.  Regardless of what I got into I had a college degree that emphasized real estate in 1980.  I also got a broker license in that same year.  If you think I might help you in any way please contact me at any time.  Good luck to you!
