Agree that is a great rate for 30yr conventional financing.  I Agree with rest on is there any other fees. points, closing costs?

Marketing is a great strategy, however it comes with a cost. If you are going to do mailers it can be quite expensive and will take time. If you want to find deals faster and with a more cost effective marketing strategy you can always drive around and call on the signs in the area you want to invest in that are FSBO or for RENT and see if you can strike a deal. Also you can call on adds from Craigslist. Good Luck!

Just call and ask questions such as how the process works and what is needed on your part.  Get familiar with the process.  When you start getting deals you will save time tying to  figure out what is next when you have a deal and are ready to bring it to close.

@Josselyne Lugo don't worry about the cards so much, spend your time getting deals for potential investors.  I get tons of fancy cards from wholesalers and they just fill my drawer and never get looked at again.  When you get your deals ready and put packages together you can hand out a card or just put your info on the sheet with your deal.  Your deals is how you will attract a buyer, not words on a card.  :-)

Mailers work.  We are closing on a deal that came from a mailer campaign that was sent out a few weeks ago.  There were 20-30 calls from 1000 sent out, 10 that had potential and ended up closing 1.  Others may come back and need time to look into options.  As it has been said time and time again its a numbers game.  Just stick with it.

I think you need to review your contract.  Is it in writing and what does it say?  You may want to have a local attorney review and tell you where you stand if you have to go to court.  Remember all states are different, so before you take any action you need to know your rights.

I think it depends on the Price point and on the cabinet style.  For ours we put pulls on the cabinets since most of our flips get the cabinets refinished, but this is a lower price point of $125-$175K and most times they are new home buyers.  I think if you are in a higher price point and you have a more upgraded cabinet/kitchen you can get away without it if that is the clean modern style you are going for.  IMO :-)

I don know anyone off hand, but i do have a question.  Do you have to worry about EPA regulations when removing the oil tank?  Did you have to get a soil test?  We had to do that in NJ and just curious if it works the same here.

@Stephanie S.  Is correct.  It is a "SELLERS MARKET" right now.  It is getting harder and harder to find a good deal.
