@Andy Cross you can try to look for tired landlords who list rentals on Craigslist.  Another idea is go to your local county and see who filed for evictions and contact the person who filed it.  If they are out of state, or just want to be done with renting you will have a really motivated seller.

We have one property in Clover and it is our worst flip last year.  The School districts are great. There are people moving into the area, but location location location.  If you are right over the buster boyd bridge with your investments you should do well.  If you are farther out in clover  your market and pool of buyers changes drastically.  Clover  is a large area and trust me we learned the hard way when we evaluated that market.  However if you need help evaluating any deals in York SC let me know.  We currently have several renovations in that area and rentals.

I agree with @Kris Haskins.  We partner with several investors and al our investors have different strategies.  If they want to partner on a project then we will split the net profits, we will not give interest on top of the deal.  If they lend the money and want to be completely hands off we will pay interest on the money given.  Cant have your cake and eat it too.  Good Luck!  

You are also starting down the path of the tenant thinking they can work your system and not play by the rules you set as a landlord/business owner (not saying this client is, but most will).  Tenant training is the most important part of your business.  If your tenant sees you stick to the rules and do what you are going to say you are going to do then you are less likely to have any issues during their tenancy.

Hey @Michael H.

I invest in Rock Hill.  The way it works is:

Appraised Value x Assessment Ratio x Millage Rate = Taxes 

As a Investor

Example: $100,000 property in the City of Rock Hill

$100,000 x 6% x 0.3814 = $2,288.40

You may want to double check and see if you can even do that.  My understanding is you can't use your money for "FLIPPING" houses for yourself. You may want to talk to a company who does SDIRA and see what they say about it.  Good Luck!
