Have you started the eviction process?  I am not sure if there is anything you can do about the $4000 owed to you.  I would think not.  

I would get them out ASAP and try to get new tenants.  Makes me think about how i collect my online rent payments.

We always try for 3 bid per trade.  Prices always change (material, labor, gas etc.).  All my contractors know we do this.  This keeps us getting fair rates because they want the work and will price it better.  Sometimes if you keep using same contractor and don't get other bids they may start charging more and you would not know you are paying to much.  Also good to have other contractors incase something happens and you need to pull in someone else.

@Justin Sheley  Congrats first of all on not having any turnover in two years...that is a hard thing to do.  Whatever your decide to do on this you need to make sure you process them in order and disqualify the first tenant if you decide they are not the best fit.  Bothe tenants have to go through the same process for qualifying.  You also have to let them know why they were disqualified.

Overall i would say trust your gut!

@Ken R.  No Deal,  if seller is asking 240K and comps are 260K there is no money to be made (for you or buyer).   Especially if there are repairs needing to be done.  

I love your ambition calling FSBO. This is the hardest step in my opinion of finding deals as a wholesaler. Keep it up and you will find a deal out there!

@Thomas S. The only way you can pick a qualified applicant you want is to disqualify the ones who submitted an application before them.  You have to process the applications in order you receive them.  That is the way it is.  Also you need to contact all applicants that didn't qualify and let them know why they didn't.  Your best defense against this is to have a good application that can help you disqualify tenants if they are not going to meet your standards.  All applicants must be processed the same way.

@Megan Arzt Luckily I have not had partial payments on my properties (Yet), but my strategy for this is to return the partial payment until the bill can be settled in full (including any late charges).   The reason is if your tenant doesn't pay the balance and next month comes and they only pay $1000 again (owing you 400 + late fees) and you take that YOU accepted payment and you cannot start the eviction process and have to wait till the following month.  If you returned the money then you can start right away if they don't pay.  Please check with your local laws first.

@Scott Trench I just did one with Lima one into my LLC with no issues.
