Jonathan Orkin - investing via buy and hold vs fix and flip are two different things. is there one that interests you more than the other? For me its the buy and hold, but I certainly see the value in fix and flip to build up the cash to buy the long term investment properties.

Derek Steinmetz - I currently only have the 1 rental and a SFH up in Cedarburg where I now live. I did start by living in the duplex and really enjoyed the area.

I am primarily interested in multifamily buy and holds, though was recently working on a flip that just recently fell through. Like many investors I like the idea of funding my buy and holds with SFH flips when the opportunities present themselves.

I like the multiple income streams of a multifamily, to minimize the risk. If one tenant moves out, I don't have to carry the whole cost myself while I am getting it rented.

Dawn A. - I suppose Mehran is really the big shot in this situation. Maybe someday you will be the guest!

Dawn, I know you say you work a full time job, but it seems like you are ALWAYS on BP, how do you pull that off?!

Derek Steinmetz - welcome to BP. Glad to hear you are getting into the buy and hold arena. I actually have a duplex right down the road from you on Hawley and Galena. It has proven to be a great area, and I am looking to get another duplex in the same area as soon as I am able.

I have used Google Voice for other business needs, but haven't used it yet for REI. I imagine this would be great for tenants as you can give them this number rather than your personal cell number, and determine from the text if the sink is leaking into the downstairs unit, or if they saw a weed pop up in the lawn.

Using technology to make being a landlord easier is always a good thing!

Eliza Blue - the idea of going to visit a future tenants current rental is great idea I had never considered. even seeing it from the outside would likely speak volumes. Are the blinds all cracked and broken, is there garbage in the yard, or do they have well maintained plants in the windows.

Asking to speak with them and even see the inside of the building would speak to their habits and lifestyle that much more!

Colby Miles - I have similar goals myself. I am more interested in the bit and hold, but certainly see the value of flipping to create cash flow. One benefit to flipping that has me interested is being able to recycle that same chuck of money. In your case if you put that 25k into a flip and made 10k profit, you would the. Have that same 25k and an additional 10k that you could use on the next flip. That same 25k you started with night yield you and additional 10k in the second flip, this creating an additional 20k in say 1 year. It's exciting to think about having your money work for you in that way. Good luck!
