Location .. Location Location.    its true! I bought a beautiful home to flip. put additional 10k into it(it was all it needed) I thought i would be a quick flip, but took a year to sell. everyone loved it...but.. the neighbors were to close, the street was to busy or they could hear traffic from a distance. ???  the market here is picky!  LOL... I FINALLY SOLD THAT POS!

my market , prices keep going up,  some of my other colleagues in my area have  suggested we are at the peak of prices. If you can talk to local colleagues in your area should help.

cara is right. Don't waste the time or money unless there's moisture or rot is present. Spot texturing or trying to match is difficult to do.

So... I come across a lot of these "3 bedroom" homes, that in reality ,  are nothing but  garage conversions.  People remove the garage door opener and add a hack closet in that area and now call it a room.  blah

So my question. would you open it back up? would it have more value since we are upgrading the entire property anyways? I think the days of closing up a garage to add more value to a home are gone. its ugly and stupid.

Any thoughts?

Just to let everyone know whats happened. I spoke with the HOA, they wont do anything. they say its a domestic issue? but apparently I can be fined for leaving out my garbage can out on the street? the Animal control said there's nothing they can do. the police point there figure back to animal control.

So what I did was speak to them one last time and asked them to please clean it up are I will have to speak to there land lord. I also simply asked them are you embarrassed? that seem to do the trick.

if it's an area where a lot of snow birds rent for the winter that's a good deal they usually take care of the places and don't make a big mess if it's a crackhead area that's another story

So Im interested in buying a Investment property. the catch? right now it has a septic system and the county is in the process of installing a sewer system in that area soon. pretty sure the owner is trying to dump the dump (lol)  before they get stuck with the bill for the construction, yes the county will expect the property owner to come up with about 6-8 k to pay for there section of sewer installed.

So my question is. could a home value go up with this type of upgrade? if so how much?

Thats a great adventure! When flipping, you really need to find someone you can trust to look over the project if you cant be there yourself.
