I'm guessing none of you who have replied to this inquiry, actually read it.  I was looking for feed back from my area. Since they don't have forums by state I just threw it out there.  Pricing here are starting to flat line, if not drop. construction booming. And another thing. just because your a "pro" on this forum doesn't really make you a pro. you just paid a fee for something a pro doesn't really need.

Welcome to the learning curve! My advice is simple, know YOUR market.. I never buy a home , then find out the market value...  since your buddy is in construction that's a huge plus. i'm guessing your not a Realtor so go find a good one. I married mine. LOL

So the word is getting out.... Stage two bubble  is here, but I'm curious about my neck of the woods. Have any of the Florida realtors notice a slow down in the past month?

I would say it depends on your long term goal. if your buying and holding ... if so, protect them for later refinishing,  renters typically don't care.

I'm currently under short sale contract, but no earnest money has been exchanged. I just got a quote from a septic service . The inspections would be 175 and If needed...... a additional 300 to do a pump out in order to inspect it. So I may be looking at 475 just to do the inspection???? Hell no. I think the seller should pay for the pump out if it needs it. I know your probably gonna say put a amendment in the contract, but ive been working on this deal for 2 months now. 

what's the standard on this?

in my research I'm starting to find that that there's a lot of overhead. And I mean a lot. You have to deal with cleaning services fees H O A fees which are crazy high. The competition is high and return rates are low. Some of these places are being rented out for like 80 bucks a night! But after that you can still make some profit. I'm just not sure it's worth the hassle.

My Advice... research .. scrutinize and do a hard interview with any contractor.. don't  jump in,  get your numbers checked and double checked. take your time and think things through.
