Is anyone actively investing in land close to downtown Charlotte? If so what are you guys paying? I’m in the middle of negotiations with a seller at the moment and I want to know if I’m in the right ballpark.

I need guidance, I know this is waaay out of my league however, There is about 7 or 8 acres of land that’s been on the market for over a year where I live. There’s shopping centers, gas stations, and restaurants on the same road like literally 2 lights down.It is zoned commercial and it’s for sale for $400,000 I was wondering. If I’m able to contact the actual owner and get that price reduced, how would I go about building a few duplexes or maybe some apartment on that land? Would that be a good syndication project?

Hey I have a property under contract and it expires 7/8/22 however, my buyer backed out this morning. I feel like I don't have time to find another buyer. Should I just cancel the agreement and pay the seller the EMD? Seller is not wanting to give me an extension.
