I’ve been looking into adding transactional funding to my wholesale arsenal. I’m a little uncomfortable since it’s something new. Does this actually work? Has anyone actually used this option to wholesale and can enlighten a brother?

I’m looking at a property that is $36,000 the owner agreed to do owner finance with $4000 down and in existing mortgage of 500 a month. The property is close to a college and has many things that are attractive around it however it is going to take about $10,000 to fix it up. 4k is all I have left in savings at the moment also 😅. My intention is to do a sort of soft rehab and get a renter in for about $1000 a month. Has anyone ever done something like this and is this a bad idea?

My original intention was to wholesale this land deal however, after going under contract I quickly realized we were way over priced. After several attempts to re negotiate pricing, the seller was not playing ball. Contract expired however, my seller has become a friend of mine. He wants to do a 1031 exchange for a property that we simply/ realistically do not have the time to close and acquire. Now I honestly just want to help the guy get his land sold. He has come down from 400k to 260k for today only. Anyone who can show up with cash sign papers with the lawyer and get it done let me know. 704-908-6143 is my cell if you need more details.

Hey Davaris, land it's all about location and as a wholesaler what investors are willing to pay for it!!! There is a lot to look at when it comes to land. Any easements, do the power lines run nearby, what is the zoning? etc, etc. If it's your first charlotte land wholesale deal. Reach out to local builders and Investors to get a feel for what they would offer. Land tends to be tougher to sale. Builders have a lot of requirements. Learn those first.

You can look for new builds in the area that are currently being worked on. Either get the address and look them up OR just stop and introduce yourself and ask the people building the house who the boss is lol. From there ask them about there buy criteria!
