to tag a person, type the @ symbol and the name.  After a few letters the name will appear below the box you are typing in.  Click on it.  It now appears where you were typing and hi-lited.

@Suzanne Storz  you need a plan that is 2 pronged.  One for your current contacts and one for getting new contacts...who will be funneled to your "current contacts".  A drip email system or unique newsletter is good for keeping in touch.  Post card mailings are good to get new contacts but is a shotgun method...only a small percentage "hit" something.  To minimize costs, I used a service I found on the post office web site.  They combine your mailing with enough others going to the same zip code to get you the bulk mailing rate.  You upload content and they print and mail.  That services is a bit buried on their site.

The bank already knows the loan is non-performing.  This hurts the banks ability to loan money if their portfolio of non-performing loans is a high enough percentage of their total loans.

One method I have heard of is to have a lawyer draft a letter to the bank stating you would like to bring the loan current  and that you have a buyer who will be assuming the loan.  Include a check for the back payments due and state that by cashing the check, they agree to the assumption of the loan.

That is a method I have heard.  OK all you finance people, let me/us know what you think and whether or not that method is just guru bs to sell a program.  Thanks

I agree with most of the comments.  Doing the work + Knowing the material prices + Over a period of time = Ability to estimate accurately

UNLESS...you are like me and somehow think you can do the work faster/better than you really can - lol - or your superman vision just wasn't working up to par that day (my excuse).  Seems when I was doing construction on a daily basis, no matter how much contingency I added into the estimate, I always just made wages.  What I should have learned way back then was to toss the optimism aside when it came to estimating time.

So the formula should be: Know what is needed + Know how long it will take + Know material Prices = an estimate.  Over time it will equal A Quick Estimate

@Don Nguyen Welcome from a Don from the more southern South Bay Community of Chula Vista down close to the Tijuana border.  Looks like we have all the California "Bays" covered in this one thread.

I haven't even been a member of BiggerPockets a full month and I have found it full of helpful information and people.  

P.S.  When doing the "@Name" thing, type the @ sign followed by the first few letters of the name and look at the bottom of the "Post a Reply/Message" box you are typing in.  The name should show up and then you click on it.  By doing that, it lets us know you have referenced us in a post.  If I would have scrolled down just a bit further in the beginning, I would have seen the name and figured it out.

@Dustin Karns   I and my sister have been working in the Indy area.  Me from San Diego and my sister goes to Indy several times a year.  I haven't heard of the company but that means nothing.  There are many on BiggerPockets who are in the Indy area.  If you are a Pro member you could search for them as well as find properties in the marketplace.  I just upgraded to Pro and feel it is worth the "pocket change" per month for the subscription.  (@Joshua Dorkin   I am assuming it is OK to promote going Pro on this site.)

@Brie Schmidt  I read your post and 1st & last pages of replies.  I will read the middle soon.  Still absorbing all that I read while moving towards my first deal.  Thank you for helping through your sharing.

I used to live in Valrico just adjacent to the east side of Brandon.  My daughter in law's sister and family live in St. Pete.  I have 3 married "kids" in Tallahassee, Port Orange and Ft. Lauderdale.

Take the humidity away and I would really love Florida.  Looking to eventually buy and hold there.
