@Tim HallI am looking for 2-4 plex in Tallahassee as my first buy and hold.  Looking for under $100K.  I don't know the area real well...just what my son tells me who lives way on the north side of town/I-10.

 Looks like it is working.  Just type the @ with the persons name/handle with no space after the @.  A list of 1 or more names should appear for you to select from.  But both in your post are working.

@Carolyn MoralesDon't know if you got your answer but SEO usually applies to one's website.  It is used as a noun and verb.  In my opinion, it can have 2 sides - negative or positive.  The negative would be the act of ongoing "tweaking" a website to fool the search engines about the content of the site in order to gain a higher position on the results page.  This is getting harder and harder since the search engines are getting smarter and smarter.

On the positive side, it would be the act of creating content in the way the search engines like to see it in order to gain high placement on the results page.

For brick and mortar businesses it is location, location, location.  For your web presence to be valuable and placing high it is all about information, information, information...AND in the way the search engines like to see it.

@Benjamin Pekarek  I am looking for my first buy and hold in Florida.  Looking at Tallahassee as I have a son there.  I lived in Valrico, FL for 12 years so I am familiar with the Tampa Bay area.  Familiar with going to the beach at Siesta Key.  Looking for duplex to quad.  If I wind up in one of your areas, I will look you up for PM.  

@Keith CourtneyI am very certain vacation rental homes can be very profitable but a lot of work.  I would never try to "manage" one by myself...it would wind up managing me!  I would definitely need a PM company to take care of it all.  I agree with you that your area is prime for vacation rentals.

Eventually I will be moving to Florida (3 out of 6 kids live there with the grandkids and 2 "granddogs") but I don't want to wait until then before investing.

@Daria B.  Did I read correctly that you found a good real estate agent in Tallahassee?  I am looking for one who understands us...investors.  I am looking to buy and hold in the Tallahassee area - duplex to quads.  Will start out slow.

BTW - I have a son who lives in Tallahassee and another who lives in Fort Lauderdale but attends UF 1 weekend per month for his masters degree that he is getting online.

Sorry that deal didn't work out for you but like you said, it was a great education.

@Aaron Yates Reading posts on "what to do with 20K" because that is what I have.  So after 1.5 years, how is the Warren area doing?  I have a friend on Denmar near Veterans Memorial Park.  That is why Warren interests me.  What can be done with 20K in Warren?  Looking for short term investments to increase my capital as quickly as possible to do buy and holds or buy, rehab, rent and refi type buy and hold.
