I got a refund, but Monica herself sent me the following emails which I though was very unprofessional. She claimed I was a liar and a cheat even after I sent her screen shots of her work and Scott's. She said he must have stolen from her because she copy wrote her's in 2005, so I sent here the screenshot of his copywriite from 2004. She still says I am a liar. Here are the emails:

I've had our version copyrighted since 2005. Not sure when he copyrighted it so I'm offended that you assumed I stole HIS stuff. Furthermore, where's the course you claim that's the same? You sent me screenshots of our CFE TWICE that I've had copyrighted since 2005 which proves...exactly nothing except that maybe Scott Scheel ripped us off. (By the way, our 2009 - 2013 versions look NOTHNG like the screenshots you sent to me.) Although, I've seen Scheel's CFE and it's nothing like mine so...again, I have no idea what you're talking about. Scheel's evaluator looks nothing like ours and I've seen it several times so it appears that you took 2 screenshots of something that is ours. So, congrats on...who knows what? Furthermore, again, where's the part that I "ripped off" in his course manual? I'm curious to see that now. After all, you are aware that he sells a COMMERCIAL course and I sell an APARTMENT BUILDING course, right?

Like I said, go to (removed to not endorse her) and get your $97 refund. I don't need your money nor do I want it. I don't tolerate liars and losers.

Excuse me? It's obvious that you've READ NOTHING and have gone through NOTHING. Our course AND Cash Flow Evaluator (CFE) is copyrighted and HAS BEEN SINCE 2005. Both are updated annually. Therefore, it seems that you are suggesting that Scott Scheel has RIPPED US OFF? If this is the case, send me proof. Send me his exact course and CFE so I can start suing him.

However, I can tell you that you're full of crap. I know what Scheel's analyzer looks like and it looks NOTHING like my CFE so...why do you believe lying is what you need to do to get a refund? Just curious. If you want a refund so bad, you don't need to become a liar. Simply go to (removed to not endorse her) and get a refund. It's that simple, dude.

I was happy that I got my money back until I got these. Now, I will never buy from this Fraud and Cheat, who is also very unprofessional. If you don't believe me check them out yourself. J. You are right James, I should have checked here first. I probably would not have bought it. However, I am able to find bad press about EVERY real estate training course there is and I found some to bevery valuable despite that.

Yesterday I bought "The 2012 Apartment Building Cash Flow System." From Monica Main. I started going through it and I was very upset that it was EXACTLY like Scott Scheel's Colossal Cash in Commercial Property program I am also studying. I mean it was word for word The analyzer software, which Scott's is trademarked, is even almost EXACTLY the same. I am trying to get a refund of my $97 ASAP.

OK, so here is the verdict from my experience in this program. We completed 5 deals up til now. The latest is $16K plus. The program is officially over and I made my $1600 investment back many times over. I ay it was well worth it.

Yes Ember thanks for reminding me. So the program started Feb 25th. I was put into a team of 5 guys and we formed an LLC. Together we have complete 3 deals and we currently have 3 deals under contract. We are considering rehabbing 2 of these deals...and, I still have 30 days left in the course. Many people on this post were against having a mentor. I agree that there are many forums, books, websites, course etc. However there is nothing like being able to pick up the phone and call your mentor with a question. In addition, I have several contractors, 3 hard money lenders, and two realtors as invaluable members of my team as a direct result of this program. I also built quite a buyers list and simply have to send an email to sell my deal. I paid $1700 for this and I think it is well worth it and the course has paid for itself. I (my team) close a $10,000 wholesale deal tomorrow. It took us 2 days to sell with a blast to my list. It has truly accelerated my learning and my activity. To each their own, but I highly recommend a mentor (in addition to reading post, blogs, Bigger Pockets, which I love, and everything else you are doing.) I don't knock any of the methods. Instead I learn from them all and incorporate into my system. Now the MLS is a large part of my system.

I here what you are saying J, but making these "ridiculous offers" netting me 3 deals in the last month (or so). Two of which are advertised on this site and one I am completing now. BTW the 2 on this site, I closed on 1 Tuesday and one Yesterday. I got all 3 by putting ot 50 percent of asking price offers. All 3 came from the MLS (ListingBook). My agent had me send them directly to the listing agents. Those that were interested gave me counters. Now I will admit that I put out a LOT of offers, but I got 3 deals out of it quicker than I imagined possible and not really knowing what I was doing. This beat putting out a LOT of bandit signs. I am not discounting your experience and knowledge. But in my REIA, in my area it is working. I am not the first to do it this way. So I will keep learning from you J, but I will also keep doing what my mentor tells me until it stops working. I have been doing it on my own for about 4 or 5 month and closed NO deals. Now with working with my REIA and the MLS I have closed 3 likity split (and made almost $10K BTW!)

As an update, I start the apprenticship this week and as you recall it runs 90 days. This week we focused on several things. One we were broken into a team of 5. The five of us formed an LLC to do our deals. So far we have a realtor, a hard money lender, and a contractor assigned to our team to help us with our deals. We also identified an investor freindly title company to work with us. We meet with our agent tomorrow and Saturday we start analyzing deals and making offers. The five of us are to make a minimum of 5 offers per day each. Our source for these offers are on the MLS. We start with 50-55% of the asking price to test for motivation. More to come.
