I am going to check it out. But keep us informed please.  Abdullah said it could be illegal.  I would like to know more about that.

I like this post. I was googling for this same subject.  I learned a few tips here.  I love what Greg Dickerson said.  What I have done is take commercial real estate certificate programs from MIT and Cornell University. I have also studied various guru courses. I wanted to get the university courses because I wanted to really learn the numbers and the game and not just how some of the "gurus" do it, or at least say the do it.  Now I want to start applying the knowledge to real seals.

Brian thanks for getting back to me so fast and thanks for this. It is very informative and I was just about to buy. I have a sub2 mentor, but I was trying to learn the basics so I can know whats going on. I am also scared of the due on sale clause. I keep being told not to worry about it, but how can you not. One way I have heard to get around it is to do a land trust, make the current owner a beneficiary and then make myself beneficiary after I close. To me that is just hiding it and in a 30 year mortgage that is a long time to hide it and be worried about the due on sale clause. I am so glad you saved me $300. I will consider Jay Palquest's course. I am just so tired of wasting thousands on courses that end up not being for good.

@Brian V. did you get the course and what do you think of it?  I was just about to pick up the course myself when I decided to check on biggerpockets.

Honestly I love the folks at Realinvestors, but I wanted to put the money I was spending there towards doing deals.  You will learn a great deal though and make excellent contacts.

There is one guy that will work for you very cheap and split the deals.  He is very good and I have been working with him for several years.  His mentor program is only $25 per month and he teaches wholesaling and lease options.  His name is Joe Bodek and I highly recommend him.  Sherman is great too, but it is going to cost you.  The meetings are very valuable, but ultimately Sherman is running a business so of course he wants you to buy something.

Hello I need your help.  I bought my home during the peak of the Real Estate boom.  I paid $680,000 for my home in 2006 and then the bubble busted.  Now 10 years later my home is UP TO about $500,000 in value and therefore I am still far under water.  I have a $100,000 second mortgage and I want to know if there is a way to eliminate this second due to the value of the home. I would like to keep my dream home so please don't recommend just selling.  Thanks.
