How did you build a Track Record

Hey multifamily folks,

What are some creative stuff that you did to get a track record in multifamily/commercial real estate? I know I'm going apartment investing and I'm looking to gain some solid experience and credibility. I'm getting my degree in portfolio management and work as business efficiency and strategy consultant, but I have no hands-on experience in real estate.

Anyways let me know your stories :)
