If a tenant does not pay rent, the landlord is not required to give the tenant any notice before proceeding with an eviction lawsuit (see New Jersey Stat. Ann. § 2A:18-61.2). As soon as the rent is late, the landlord can proceed with filing an eviction lawsuit.

My concern is what if tenant pays rent during eviction proceeding.   Eviction stops there?

tenant has not paid rent for one month.. she has no plan how she will have fund to pay on time each month. 

shall call the lawyer for eviction, right? In NJ, tenant will cover all count and lawyer fees for landlord?    

The lawyer will process everything?

What if tenant pays the rent during eviction process?   do landlords still pay the attorney fees?

Do you need to register rent number with the city each year?

It seems 2 family is subject to rent control..    

Exemptions, limitations and prohibitions.

[Amended 2-5-1980 by Ord. No. 80-005; 6-18-1985 by Ord. No. 85-055]

A.

The following types of dwellings are exempt from this chapter: (1) Buildings in which only one dwelling unit is rented.

(2) Motels.

(3) Hotels.

(4) Buildings as to which initial certificates of occupancy for new construction are issued after the effective date of this chapter.

(5) Substantially rehabilitated residential structures, as defined in § 381-12 of this chapter, and for a period as specified in § 381-13 of this chapter.

(6) Dwelling units which are certified by the Director of the Department of Community Development or his designee as part of the City's neighborhood preservation or rehabilitation program within the City's innovative grant program or as being in accordance with an agreement, determined by the Director or his designee to have been voluntarily arrived at, between the landlord or his duly authorized representative and a tenant or tenants occupying premises of the landlord, which agreement shall be certified by the Director of the Department of Community Development or his designee to be in accordance with the interests directed to be served by the governing body in § 381-1E of this chapter.

(7) Rooming houses, licensed by the Director of the Department of Community Development or his designee, the Division of Community Improvements or the New Jersey Department of Community Affairs.

B. Any landlord seeking to convert to a co-op or condominium must file appropriate notification with the Rent Leveling Board. The Rent Leveling Board may request any additional information necessary to see that the landlord is in compliance with all state and federal laws.

the light will be way more expensive to install than the sign.

Also having an inspection in December. Anyone has a checklist to items to be aware of?

1. if someone personally owns several multi families and single families for rental income; what is the way to go for asset protection?

2. Possible to change ownership to LLC, while still in middle of mortgage?

3. Umbrella insurance covers some.. What else to do?

Also crazy to have commercial loans, since their rate and term are BAD

Exemptions shall mean dwellings to which this chapter shall not apply. Exempt dwellings include all public housing; owner-occupied one (1), two (2), three (3) or four (4) family housing space units

Plan to offer two prices : one with owner doing all oil to gas conversion; the other buyer will do the job as long as soil is good and tank not leaking.
