hmm, I don't think the seller paid 1/2 of the escrow fee. So this is not normal?

10 years ago we did a refinance with a $600 escrow fee. This last purchase we paid a $1200 escrow fee on a 326k purchase. They explained that with buyer and seller involved the fee is twice as much. Sounds reasonable to me, what do you guys think?

I have a seller who is offering me credit off escrow closing costs in exchange for furnace that doesn't work, etc. Why would a seller prefer to do this (instead of cash to me)? And how would the seller compensate the escrow company for the money I would not be paying them?

We have a CAR purchase agreement (California Association of Realtors). It is pretty standard around here.
I was afraid of that, that we would just have to bite the bullet and pay out the 1k or whatever in expenses. Doesn't seem right though, if it is the seller at fault.

I mean the SELLER says he has enough funds to cover any reverse mortgage debt over the sales price.

We are in escrow, and have learned that there is a reverse mortgage on the condo in escrow.
The buyer assures us that he has enough funds to cover anything debt over the purchase price. We are of course concerned that he would sell it even when he owes more than the sales price. If it turns out he can't sell it, what recourse do we have besides pulling out? We've already paid for the building inspection, appraisal, and may have other costs.

I didn't think so. I will have to give them a warning notice, and evict them next time.
Excessive partying is such a common rental offense, I'm curious why landlords are not allowed to be more flexible in dealing with it.

I was informed by a RE agent awhile back that it just isn't legal to levy a fine on a tenant for running a party that got out of control and had police called in. Is this true?

Thank you for your comments. I think I'm now well prepared for the next crazy tenant that comes along. I guess it is just part of the job.
