Recently I've been considering the idea of letting tenants sign new roommates on subleases. Is there any way to do this while somehow retaining the right to evict the subleassor myself, as landlord?

Normally I have all roommates sign a joint lease making them all jointly and severally responsible for the rent. But I recently heard many universities give individual roommates individual leases. Is this a good idea, or a bad one?

She got the room and signed the lease. When she got a roommate the management company had the roommate sign a sublease, which is odd to me.
The roommate is not paying rent, and the management, strangely enough, seems to be favoring the roommate.

Eviction law is the same throughout the state of CA. If tenant is lessor they should be able to evict same as landlord?
Those laws apply to landlords, not tenants, right? I've been advised before that in domestic disputes I can't change the locks, (or better not) but the spouse can.

My cousin in law at a on campus apartment has a roommate who is not paying rent. I haven't looked at the sublease yet, but should she have the right to evict the roommate just like a landlord? And would she go about it the same?
Also her friends have recommended her doing things like changing the locks and such. As a landlord I would never do this, but can a tenant get away with it (assuming the management looks the other way)

The property is called Piedra del Sol, the land is owned by the university (SDSU) but the management there is independent.
The management had the roommate sign a sublease, which is annoying. The Peidra del Sol management basically told me they will not penalize the roommate (her school record) at all unless my cousin in law defaults, and then they both get punished together.
What kind of system is this? Any roommate with no guarantor has no motivation whatsoever to pay rent.

Although in the lease my cousin in law is responsible for the entire rent for the 2 bedroom apartment. This doesn't sound like a rooming house situation to me.

That does make sense.
What about what my wife's friends are saying about being able to 'take a student off the lease'? In a rooming house can the manager personally remove a roommate like that who is behaving badly?
