My wife's cousins is in a bad roommate situation, and her roommate has a separate lease. Several of my wife's friends, recent college graduates, have agreed as students they all had separate leases even when living together. It is strange to me too, but it sounds like a general rule in school complexes.

I've heard many former students tell me some odd rules in apartments run by universities. One is that student are given individual leases even if they are roommates. Two is that the management can decide to 'remove' a student roommate from a lease for good cause.
In regular rental business I've never heard of having individual leases for a group of roommates sharing an apartment. Also I've always heard a landlord should let roommates sort out their own issues, that it was bad business for a landlord to try to decide which roommate was good and which was bad. So what gives? Are these odd rules true, and if so why do university associated apartments follow these rules?

I am assuming that the property tax we paid on our condo back in November 2011 covers the time period of 7/1/2011 to 1/1/2012 exactly. Am I correct?

I feel better now, although someone did suggest that if someone got a hold of the original grant deed (stolen mail?) they could sell my property to someone else!

I contacted our escrow, since we hadn't received our grant deed since the close of escrow. They said the title company sent it out to our address, and it was not returned to them, so presumably it got lost in the mail.
Never mind this is the only important piece of mail I remember losing, are there any legal problems with not having the original grant deed?

If this is a normal time frame I am satisfied. Do you mean call the title company itself?

Our seller's escrow company has informed us it takes 3 weeks to a month to have buyer's title insurance delivered. Is this standard practice?

My bad, I think. My agent says that the seller paid the same identical fee 1.2k to escrow as I did.

Also the agent and escrow did not tell that the escrow fee was negotiable. There is nothing I can do now, but is this unethical? (Not that I would expect everything in a real estate deal to be ethical!)
