I see a nice amount of posts about CRM's and I'm curious to know what are the top 3 features you need to have in a CRM? 

I ask because a friend of mine asked me to put together a small personal CRM tailored to real estate. When I'm finished, I plan to share it so figured I'll get some input.

Well from a development standpoint, it's not too much of a big job with services like twilio. If you feel like you'll see decent results from it, I'd say go for it. Seems like an interesting concept. 

That sounds like a pretty custom solution to me. You may need to hire a developer and have him use something like http://www.twilio.com/SMS. If it is a service, the custom software may give a higher ROI. IMHO.

@Joel Owens  agreerealty.com may have the fullscreen trend but, it's not that usable and functional across devices (phones, tablets, etc...) and may confuse people as the user interface structure is kinda "foreign" due to trying to be trendy. Might want to keep that in mind.

@Mike G. What format are the lists in? and what are you checking as a duplicate (phone number, address, etc)?

I maybe able to whip up a small program for the community to do such a task if its demanded.

@Tom Scott I see exactly where you are coming from and its two ways you can look at the situation in my eyes...

1) As you mentioned, give them enough information in which will get them a small leg up but, I feel like it shows your honest. I wouldn't spill all the beans in your blog. I would do 50/50 on the information. 50% in great detail and the other 50% pretty vague so they will never have all the puzzles pieces and be left wanting more from you.

2) They will see you as a guru from the details and develop a level of trust and disregard your margins simply due to trust.

I honestly feel like its a win-win situation.

Also, keep in mind videos blogs convert and are exposed way more in some situations than just articles.

@Mehran Kamari Thanks, I was hoping for it to be a small leg up also!

@Cyle Lublin I feel like I missed the boat with most of those areas (including indian village) for super good deals but maybe the new center area is one to be considered, I head that was getting some traction too. Realistically I would like to keep my eye on the areas in midtown and it's outskirts where the Wayne State police will be under its protection. I went to WSU and they pride themselves on their policing which I can agree is pretty decent compared to Detroit Police. I'm not surprised one bit about being held at gunpoint but, being a native to Detroit, I'm pretty aware of the "hot spots" :)

@Nick Keesee Holding would be amazing but, i agree, the price for upkeep along with the price for rehab would be pretty high.

I would also recommend outsourcing the editing. Fivverr.com is one I use regularly. 

The time you spend trying to do a decent job a professional can do it in a fraction of the time. I say this because I know video editing is very time consuming to have it look professional.

I'm made countless sites with WordPress so I vouch for it as well for this cause. 

Hosting wise, never use go daddy for anything. Period. Outside of the up selling and bad customer service, everything is proprietary and a nightmare when you get serious about your site. Use Bluehost.com, recommend them to countless users and currently have 10 sites with them. 

Domain registar, use namescheap. But I actually buy through Bluehost.com since they're not evil like Godaddy. 

Squeeze page, Google a landing page theme for WordPress and install it. I'm sure the theme will guide you on the setup.

Hey, 

My name is Darryl and I'm from the west side of Detroit. 

New to BP and very excited I found this community. 

I worked for HUD for 7 years (mostly in Section 8) and after dealing with thousands of tenants and landlords I've decided to rent out a few properties and looking to network and see how people handle property management on a very part time schedule. I'm actually in the process of making an app that helps people in my situation (a free one for the community because I feel your pain, lol)

I'm actually in the process of researching flipping due to the crazy local real estate market. I feel like I'm missing out on a huge opportunity at the moment. If anyone knows what's going on here would know what I'm talking about! 

Anyway looking to learn from everyone and share my experiences!
