@Cody Skidmore it seems as if you have the deal already in writing i assume if so that means in it's not in a LLC name. trying to take advantage of the current benefits of those costs going to be associated with the rehab Its best you go ahead today and create your LLC you don't want to lose 1 day of your advantages.

@Chivas Miho NO hassle+Quickest Funds transfer= Zelle, paypal has been notorious for holding funds many years if they SUSPECT anything weird.

this deal is goodyear,az iam located in phoenix. i used the agreements from our community here to get the property. I understand the risks in this part of the transaction as my end goal is to 1)reassign with a fee 2) lease option, 3) HML buy&hold (hope to not get here)

2/2 1400+ sq 

arv: 205k+

comps:160-250k

no rehab

136k assignment w/ options. 

thoughts? how would you approach this? any advice helpful as a newbie . thanks

Hello community,

I got my first sub 2 deal today which is crazy now i think back at how fast this all happened. FYI i just started investing this week. so my question now is do most of our community use a lawyer or escrow company and why?  also I want to know about the fees associated with doing these transactions are they paid upfront or at closing? thanks

hello community

I've been for months now watching and reading the multitude of information given to us new investors in this community, Thank you! I'm in the South West region and decided to start my journey in Real Estate. I've been looking to master the sub2 method initially until I can move into other aspects of the sale. This comes with time and customers I know but Any advice is greatly :)  I hope to come across some of you one day in our field.

That selling as is price seems a bit high for wholesale but hopefully that works out for you
