@Lindsey Orr no problem make sure you have a real estate attorney review the document before use to ensure safe practice during transaction most will do this for free.

@Darren Nardo just go about asking him while he's still here with us to give the final say so is what i would do.  it might actually help them out you never know and since your close it should be a breeze

@Calus Glispie get in contact with owner sometimes just needs more than 1 or 2 signatures but overall lock that property up for a good number watch it fly.
