I'd love to sit down and write a long sappy letter about our nice wholesome family but as y'all know, it's been done before and...well...does anyone know of some examples of a letter floating around online that touches on the points James makes above? (hope I don't sound like a lazy slob)

Marcus brought out a point in which may be a mark against me - we ARE folks trying to owner occupy with an FHA loan. James' suggestion of a personal letter may help. Thank you for the ideas!

Found another single family home for our own family to live in and again, in our search, there are multiple offers going to the seller at the same time. I would like to figure out how to make our offer stand out without going over the asking price. Thanks!

Hi Mindy,

Thank you for your response.  We are talking to the management companies to see if there is an opportunity to work with them.  We actually have been evaluating a very good deal  but it has just been reduced by 30% because the owner needs out quickly because of personal reasons so I think it will go fast. 

  I will definitely check out Brandon Turner's article as well as listen to podcast 121, thank you for bringing them to my attention.

Hello everyone,

My name is Darrin and my wife and I are getting back into the game after sitting out for a few years.  We flipped homes for a few years then got into building homes up until 2007, then tried some other pursuits but we found real estate is our passion so we are jumping back in.  

In our area there is a shortage of rental properties according to some of the property management companies we have talked to.  I would like to work with investors to provide them with turn-key properties that meet their requirements by acquiring, rehabbing and getting them rented out.  Since I do not have a lot of capital starting out I would like to partner with the investor in some fashion.  Does anyone have any experience with this?  Any input, especially on the best way to structure this would be appreciated.
