making my offer stand out when there are multiple offers

Found another single family home for our own family to live in and again, in our search, there are multiple offers going to the seller at the same time. I would like to figure out how to make our offer stand out without going over the asking price. Thanks!

If you are making an offer through an agent make it as clean as possible i.e. Will only negotiate health and safety issues on inspection, quick close, a little bit more earnest money down, no house to sell or you are through the inspections, financing, and attorney review timeframe. I was in this situation a few months ago competing with other investors and the thing that sealed it for me was my lender- great guy, great reputation and does what he says. Good Luck!
