Hello everyone,

My name is Darrin and my wife and I are getting back into the game after sitting out for a few years.  We flipped homes for a few years then got into building homes up until 2007, then tried some other pursuits but we found real estate is our passion so we are jumping back in.  

In our area there is a shortage of rental properties according to some of the property management companies we have talked to.  I would like to work with investors to provide them with turn-key properties that meet their requirements by acquiring, rehabbing and getting them rented out.  Since I do not have a lot of capital starting out I would like to partner with the investor in some fashion.  Does anyone have any experience with this?  Any input, especially on the best way to structure this would be appreciated.
