@Ned Carey just to clarify your thought - are SFHs a better cash flow/buy and hold alternative than multi-families in Baltimore? I've never thought about this as a possibility. I've always thought of SFHs as a short term play.

I moved to Baltimore city a year ago and I'd like to start investing in some parts of the suburbs. I'm targeting multifamily homes between 2-4 units for a long-term hold. 

I don't have a ton of cash starting out, so I'm primarily looking for a cheap area right now to get my feet wet. Does anyone from the Maryland / DC area have tips about towns/cities to check out?

I found my local rent court and I was told it's possible to pull court filings. This is how I'd like to find motivated sellers of multi-units in my area. But I have no idea what the actual process is for pulling these court filings. Does it cost money? Can anyone walk in and get these documents?

I'm setting up a direct mail campaign so I can start wholesaling multifamily properties. I'll be targeting motivated sellers with a personalized letter. And I heard you can go to your local rent court to find the names/addresses of landlords who have had recent cases.

I found my local court: http://www.courts.state.md.us/legalhelp/housing.ht...

But I can't figure out what the process is to find out that kind of information? Is it something that can be done online?

I see that its possible to search multifamily owners who've recently defaulted on ListSource, that's an awesome feature. Does anyone know if there's a free way to do this?

I want to send a direct mail campaign to multi-family owners in a fairly large radius (about 3-4 states). But I'm not sure what the best way to source owner information is.

I obviously can't go to the rent court house in every town. So I need to find a tool through the internet. 

Does anyone have any suggestions?

I currently live and work in Baltimore. I'm fairly young so I'm trying to build up enough cash to invest. 

But in the mean time, I was thinking of ways I can build up more REI money while networking with my community of investors.

I've got two ideas:

1) Start a blog on the local REI scene, collect emails from investors and send out a "bird dog" newsletter that would include deals that are profitable on paper. I would charge a fee if an investor closes on the property that I brought to her attention.

2.) I could start a website for motivated home sellers in my area. Sell the leads now and then use them for myself when I get big enough. The only issue with this, is that I'm more interested in multi-families than SFHs. So this leads might not be very beneficial to what I want to do down the road.

What do you think? I welcome any feedback. Thanks for reading.
