@Drew Sygit I worked in commercial real estate, received my NY State Sales License, then went into marketing. Not sure what shortcuts you're referring to, but thanks for the post :)

To manage long term rentals you need to be a licensed real estate agent in Florida. You don't need to be a broker, but you need to attach your license to a broker and work under his name to manage long term rentals. 

When it come to short term rentals (like AirBNBs and vacation rentals), you don't need to be a licensed real estate agent, although I highly recommend you to be. That way you are familiar with real estate laws and you will feel more comfortable to deal with everything related to the daily job.

When it comes to attaching my license to a broker, is it common for this to be a revenue shared agreement? Or do you have to become an employee? I would love to do this but I don't want to quit my job.

I work full-time in marketing while building up the down payment for the properties I'd like to invest in. Property Management seems like a great business to start to boost my income further, while learning more about real estate, and could even become my full-time income one day. 

Florida requires the owner of a property management firm to be a Licensed Broker. But this is more than just passing a test, it also states: "you must have completed 24 months as an active real estate sales associate for five years before becoming a licensed broker."

I have a full-time job already and I don't want to work as a real estate agent for the next 24 month in order to start this business.

I'd like to ask my fellow Floridians...

Is there any way to manage rental properties for clients without needing a broker's license in Florida? Can you get your broker's license for property management without working as an agent for 24 months?

Your advice is appreciated!

I just got my first property under contract, it's the first property I've ever purchased including primary residence. It's a 2 unit building and I'm moving into one and renting the other. 

The sellers agent says the current tenant isn't in a lease and pays monthly rent between $1100 to $1200.

Im approaching this tenant for the first time. I want to raise rents and ask him/her to sign a lease. The market indicates I can get about $1300 for this unit.  

Is there a way to do this without ruffling feathers? Any advice is appreciated.

I'm trying to find old listings of properties that were sold via tax lien certificate. 

I'm looking to analyze the value of homes in a certain area and the tax lien price that was paid.

Is there any online tool to find past tax lien sales and the info of each property sold?

@Pam I. I'm literally in the same exact position as you. I'll be wholesaling all throughout Baltimore city. But knowing the local government views landlords in an unfriendly way guarantees my investment dollars stay in the suburbs. 

As someone who lives and works in Baltimore city, and sees the type of poverty here firsthand, I'm not really surprised at this bill.

Is Baltimore County known to be as restrictive? I've been going back and forth between these two areas, but even the proposition of laws like these make me reconsider the city right now.
