I am purchasing a home that is a 3/2. In the 80s it was a duplex. The basement was a livable space based on the tax records. When the deal finalizes I would have put no money down due to VA home loan. After closing in the home I want to get the downstairs unit up and running ASAP. I currently run Airbnb/ home away business that gets me 2+% on my main home. This duplex has the potential to exceed my current home. My numbers are based on lower occupancy rates to be safe. Now my question. When renovating the basement unit to its pervious condition of a 2/1, how should I get it done financial wise? Should I borrow the estimated 25-35k in Reno cost as a personal line of credit. What other options are out there in regards to getting the funds and keeping my cash in hand.

Vaundel Gassett you would need to put one of the tenants out. The lender wants to make sure you live there. But after a year you can rent it out completely and move onto the next venture

@Keri S. I started doing this with my primary home. My mortgage is 1300 and I was making 4K gross after paying miscellaneous and mortgage, with only 12 days rented for the month. My minimum stay is 3 days. For me it is an in between of flipping and holding
